Is Licking County a buyer's or seller's market right now?

It's a slight seller's market that's cooling toward balanced. About 2.7 months of inventory sits below the roughly 4 to 6 months most agents call balanced. But sales are down 10% from last September while listings are flat, so buyers have more negotiating room than earlier in 2026.

"Well-priced homes in Licking County are still selling close to asking. What's changed is that buyers aren't rushing anymore. They're comparing, and they'll walk away from a home that's priced like it's still spring." (Leanne Steiff)

How much are homes selling for in Licking County?

The typical home sold for $340,000 in September. Prices peaked at a $359,950 median in May 2026 and bottomed at $289,900 in January, which is a normal seasonal swing. The median asking price of homes currently for sale is higher, at $399,000, so many sellers are still listing above what homes are actually selling for.

How fast are homes selling?

Homes averaged 31.7 days on market in September, up from 24.4 days in July. Expect that number to climb through winter; it hit 57.8 days in February 2026. Over the last 12 months, 2,172 Licking County homes sold, down 2.3% from 2,224 the year before.

What's happening in the Hebron, Ohio housing market?

Hebron is one of the more active small markets in Licking County. Over the last 12 months, 94 homes sold in Hebron, up about 15% from 82 the year before. Inventory is growing fast: 36 active listings in September 2026, compared with 25 a year ago.

  • Summer 2026 median sold prices: $400,000 (July), $399,200 (August), $368,725 (September)

  • September sales: 12 homes, averaging 12 days on market

  • Sold vs. list price (September): 98.5%

  • Months of inventory: about 3.0

Hebron's monthly numbers jump around because it's a small market, so look at the trend over several months, not one. Hebron sits along US 40 just north of I-70 and next to Buckeye Lake, roughly 30 miles east of downtown Columbus, which keeps it popular with buyers who want room without a long commute.

What should buyers and sellers do this fall?

  • Buyers: You have more homes to choose from than at any point this year. Homes are selling at 97.1% of their original list price on average, so there's room to negotiate on listings that have been sitting.

  • Sellers: Price it right on day one. The gap between list price (99.6%) and original list price (97.1%) shows that homes that start too high end up taking price cuts.
